Understanding the inputs & results
Annual Value (AV)

Property tax (AV method)
Tax = Annual Value × Tax Rate | Annual Value = Carpet Area × Monthly Rent Rate × 12
Different municipalities use different methods — unit area system, capital value system, or annual rental value. This calculator uses a simplified annual value approach.
Worked example
1,000 sq ft apartment, monthly rent value ₹20/sq ft, tax rate 12%.
- Annual Value = 1,000 × 20 × 12 = ₹2,40,000.
- Property tax = 2,40,000 × 12% = ₹28,800.
